From the Editor: Making Sense of the MLS Listing

The Multiple Listing Service (MLS), compliments of the New Orleans Metropolitan Association of Realtors (NOMAR) is clearly one of a realtors best friends. If created conscientiously a listing provides as much information as you, the client could hope to ascertain about a property without actually visiting it. This editorial is a primer, an introduction, if you will, to help you understand and appreciate the value of the MLS listing, to make you aware of the information it contains and to encourage your use of it.

An MLS listing can be a bit intimidating to the first-time viewer. Heck! It intimidates me, what with all the acronyms that define everything from kitchen appliances to the type siding on the house. But a closer look reveals a document comprised of sections and neatly organized. Each section provides a certain type of information about the property beginning at the top with the most basic info—type of home, residential or multi-family, address, condition, price, legal description and bounding streets. For a residential listing this is followed by a “general information” section which, as the title suggests lists the home’s general features—type of construction, lot and living area size , room count, parking availability, utilities information, special features and more. The “public remarks” section is next and allows the realtor to use his or her own words in describing the property, its attributes and selling points. The “room information” section follows and includes detailed information about each room in the house,  room sizes, ceiling heights, etc. The “financial information” section answers questions related to financing. Is the house a potential short sale? Will the owner finance?  Are there homeowner association fees or any other covenants or restrictions that might apply?  Finally, the “listing agent information” offers contact info on the agent, when the property was listed and the commission breakdown.

There’s more. A series of icons at the top left of the listing offer even more information. One takes you to documents specifically related to the property, including the property disclosure or flood insurance and home warranty information. Another provides detailed photos of the property while another offers a map of the area and photos of the surrounding community.  The Realist Tax icon provides a history of the home’s property taxes and the Showing Time app allows agents to go online and request a showing of the property.

There are multiple sights that allow you to visit and view properties but none provide the detail that the “official” MLS listing does.  At the end of the day, getting more comfortable with the MLS listing should aide you in making more informed decisions about a property you’re looking to buy or sell.

 

How You’re Helping House Pests Become House Guests
Brace yourself. Whether you’re aware or not, there are likely pests in your home. Unfortunately, you may be welcoming them into your house like it’s a 5-star B-n-B! Not only will your home look better, but you’ll also feel better and you’ll be getting rid of a home for pests. Cockroaches and spiders can hide out in that pile of newspapers, rodents such as rats can make their home in any dark crevice, and termites love the glue that binds together cardboard boxes. Take care of all of these issues by getting rid of all the clutter. A simple and efficient fix is to organize your “stuff” into big plastic containers with tight-fitting lids. While you’re cleaning, give your kitchen appliances a good wipe down, too!

Next is the clutter that you don’t want to keep. Of course, you should always make sure you’re taking out your garbage and moving it to the street on pick up days. Overflowing garbage is a giant “vacancy” sign for pests. But, even if you’ve got your trash stowed away neatly in garbage cans and recycling bins, it may not be enough. What pests really love is the smell, so make sure your cans/bins are clean and dry and give them a good cleaning every couple of weeks.
 
Being around rivers, swamps, ponds, lakes, and bayous across South Louisiana and Mississippi, this next tip probably goes without saying because you’ve felt the wrath of H2O-loving mosquitoes. Any standing water that is left for a week or more turns into the hippest new hangout for mosquitoes and other bugs you don’t want around. So, keep an eye on your birdbaths and dump out anything that can collect rainwater such as buckets, wheelbarrows, children’s toys, kiddie pools, etc. Similarly, give your gutters a good check as well to make sure they’re not clogged up creating another haven of standing water.
 
You love being inside your home, right? It’s warm, it’s dry, it’s comfortable. Guess what? For these reasons, pests love being in your house too! You can do this yourself or call in an expert, but the key is finding anywhere bugs can get into. Are your doors and windows properly sealed? Do you have door sweeps? Are there cracks or holes in your walls? Is there an area that leaks when it rains? All of these are relatively easy fixes, but if left unattended to, can become gaping entrances for house pests.
